- Naming the quarter correctly in the listing matters: Nişantaşı, Teşvikiye and Maçka speak to different buyer groups and are searched for differently.
- A complete set of documents — title deed, occupancy permit, earthquake insurance policy and energy performance certificate — visibly shortens the buyer's decision time in this area.
- Here the buyer is purchasing the building as much as the apartment. A renovated entrance, a working lift and orderly management are the elements to bring forward in the presentation.
- The exemption applied after a five-year holding period in capital gains tax should be factored into the timing of a sale.
For investors
- Residential and commercial demand are interwoven here. A street-level shop, an apartment convertible to an office and a classic residence are priced independently of one another; be clear from the outset about which one you are buying.
- The corporate tenant profile is the area's greatest strength in terms of long-term, reliable rental flow. In return, the entry cost is among the highest in the city.
